Delivering more homes
Populo Living's prime role is to create additional homes for Newham Council, using the council's own land. By building on this public sector land, Populo is able to channel any profit that would be made in traditional models and reinvest this into more affordable homes, which are set at a more affordable rent.
A triple dividend for Newham
Populo's work generates a triple dividend of benefits for Newham, including: 1. A Social Dividend – more homes and more affordable homes. 2. An Economic Dividend – any surplus is returned to the local authority land owner. 3. An Environmental Dividend – we are building high-quality, low-carbon neighbourhoods for this generation and the next.
Prioritising affordable homes
Populo Living was founded as Red Doors Ventures in 2014, but was relaunched as Populo in 2020, to focus on maximising the amount of affordable homes it delivers for Newham. Nationally, the standard affordable rent is typically set at 80% off the full rent, but we work to provide our residents with a better deal, such as on the Carpenters Estate where 50% of the properties will be affordable as Social Rent - meaning their rent is 50% of the full rent. This means that more people in Newham benefit from a home that they can genuinely afford.

With a dozen sites already earmarked for development across Newham, our development plans stretch well into the next decade.
