About Populo

Populo is Newham Council's wholly owned housing company. We are making Newham home for everyone. We are designing and building better homes and places.

Our environmentally friendly developments will become communities and strengthen existing ones. All Populo residents will enjoy excellent standards of design and attention to detail.

Together with Newham Council, we are focused on the need to deliver for Newham’s diverse residents. This long-term commitment means that our exceptional customer service and commitment to you, and Newham, is here to stay.

We’re growing fast – the Populo Living Group now has 795 homes, and we've delivered a further 75 later living homes for Newham. 251 of these homes are managed by Populo homes, our social housing provider; following our pledge to build affordable homes for Newham.

The Populo Living Group

The Populo Living Group consists of three companies:

  • Populo Living – managing homes to rent and for shared ownership on the open market
  • Populo Homes – our registered social provider business, managing high quality genuinely affordable social homes in Newham
  • Populo Design & Build – the business overseeing design and construction, working with partners and suppliers

All the companies share the same vision and values. Populo’s funding for developments is subject to the approval, overview and scrutiny of Newham Council’s Cabinet.

Our plans

By 2025, we aim to start the construction of more than 1,600 homes, with 45% being genuinely affordable.

Zero Carbon 2030

At Populo Living we are committed to reaching net zero carbon by 2030. We published our original Zero Carbon Roadmap in 2022, and are working to update it currently. This will set out how we achieve this goal up to - and beyond - 2030, to ensure we become the most sustainable landlord in Newham, and go on to have a net gain in environmental benefits for all our developments.

Airspace Development

Newham, in partnership with Populo Living, are keen to explore all available options to deliver much needed affordable housing. Airspace development is one way in which the council creates much needed affordable new homes whilst modernising and improving existing properties.
