Following three years of negotiations, the future of the vacant Bridge Road site has been secured for housing, with Newham Council signing a development agreement with Hollybrook to design and build c.179 new high-quality homes.
Populo Living supported Newham in the deal, creating a single site from the complex land ownership that could proceed to submission for planning permission. Hollybrook, which owns part of the site along with Morgan Wealth and Newham Council, will be leading on the project, with Populo Living acting as a project monitor on behalf of Newham, utilising its expertise as the council’s wholly owned housing company. The complex land ownership had previously been the block to developing on the site.
Subject to Hollybrook securing planning permission for the site the council has agreed to forward fund the development of new affordable and market homes on the site. £91m of London Borough of Newham capital investment will enable Hollybrook to advance the plans, which will involve the use of Modern Methods of Construction (MMC) and prefabricated construction products to build the new homes at pace.
The site has been in Newham’s pipeline of land for development since 2017, with land ownership hampering progress. The securing of the deal is testament to Newham and Populo’s collaborative approach to joint working in collaboration with the private sector to secure the best outcome for Newham residents by delivering inclusive regeneration in line with Opportunity Newham.
