In terms of the Building Safety Act buildings over 5+ storeys/18m fall into the range of high risk buildings as tall buildings. But in terms of Development Management Services it can be helpful to refer to medium scale development for sites taller than three storey terraces or that cover a large area of low-rise development, but do not meet this High Risk Building status.
A great example that Populo delivered for Newham is The Grange, with 77 well-designed flats in Plaistow for London Affordable Rent split over two buildings. It includes a mix of 1 bed, 2 bed and 3-bedroom homes, and is fully affordable as it was part of a package approach delivering buildings solely for market rent in higher value areas locally to maximise income for the council.
