Carpenters Estate

If you know Newham, you’ll know the Carpenters Estate. It’s a 28-acre estate next to Stratford station and Westfield Stratford City. First built in the 1960s, it’s been the subject of several stalled attempts to redevelop it.

Now, in partnership with Newham Council, Populo is leading the delivery of a programme to transform The Carpenters, to provide many more of the high quality homes the area needs.

In a ballot held in late 2021, residents overwhelmingly backed a ground-breaking masterplan for the future of the Estate. The masterplan was co-produced by Populo and residents, and when complete will deliver:

  • over 2,000 modern homes, 50% of which will be genuinely affordable
  • 28,000 sqm of commercial space including a new building crafts college, cafes, restaurants, shops, workshop space, and a hotel
  • better connected streets, with a clear route to Stratford station and houses and maisonettes at the centre of the development with taller buildings towards the edge

Like all our work, the homes will be built with high quality materials, designed to last a lifetime. Some 44% (314) of the existing homes on The Carpenters will be retained, including two of the estate’s iconic towers. These homes will be upgraded to offer more space and the high standards of energy performance that Newham Council requires, as part of its response to the climate emergency.

The new Carpenters Estate will be an even better place to live with, a mix of houses, maisonettes and flats, and green spaces in between. Outside you’ll find attractive planting and safe, neighbourly streets. There will be shops and cafes that fit what the community needs and what you told us you wanted.

The restored and regenerated estate has been designed with you to include new replacement community and sports facilities and a mix of non-residential uses at ground floor level. In the new central square there will be lots of green spaces, including new communal gardens and play areas.

Restoring and regenerating the estate is planned to be completed on a phased basis so that as many eligible residents as possible only have to move once, straight into your new home.

The Carpenters Estate – design and delivery

Although there is a lot of work still to be done on the design and delivery of the new Carpenters Estate, we are currently estimating that regenerating and restoring the estate will provide more than 2,000 quality homes. 

The Carpenters Estate – community co-designed

The community has been at the heart of the process to co-produce the plan for the Carpenters, working with the current design team since 2019. Populo Living has been engaging with residents on the estate since August 2020, working closely with the Carpenters Estate Steering Group to help in co-producing the proposals and promoting the involvement of residents and the wider community.
